On behalf of client Eastern Sierra Community Housing, ZDC project managed the Access Apartments from predevelopment to completion, lease-up, and close out. This critical, resort, workforce housing project rehabilitated existing commercial buildings into eleven low-income apartments and five garages. In close walkable proximity to Mammoth Lakes town center, public transit, shopping, health care, social services, schools, public libraries, and other amenities, the project serves working households earning below 80% of the Area Median Income. Each unit will include a bedroom, bath, kitchen/living area, laundry, and storage. Avoiding the use of LIHTCs in order to target the “missing middle”, the project is funded utilizing state CDBG and HOME, in addition to local funds from the Town of Mammoth Lakes and Mono County, and private donations. To accommodate the housing units, the retrofit added new floor area and revised the existing flat roof with a new pitched roofline on each of the buildings. The interior of the buildings were fully demolished and retrofitted with new interior walls, and multiple staircases to access the upper floor units, all new systems, MEP, fire suppression, and Fire Alarms. Site improvements included sub-grade work for new wet and dry utilities, new hardscape paving, and new landscape planting.
