Our very own projects!  Zen Development’s 72 unit Paradise Heights and 48 unit Cape Cod projects are about a mile apart in the town of Paradise, California, and are being developed concurrently.  Both projects were funded through CDBG-DR (Disaster Recovery) resulting from the devastating 2018 Camp Fire which leveled the town, coupled with State HOME, Infill Infrastructure Grant, project based Section 8 and 4% and 9% LIHTCs.  The sister projects share the same development team and design, each featuring 12 plex, 2 story residential buildings.  Each project includes a Community Building with leasing offices, mail room, computer lab, laundry room, maintenance office, and indoor/outdoor community social / meeting spaces. The projects also include age‐appropriate outdoor recreation facilities, shaded BBQ / Picnic areas, a half basketball court, community garden, and assigned parking and open guest parking. The buildings are sustainably designed to exceed state minimum standards and be resistant to fire. The architecture is contemporary farmhouse with siding exteriors; pitched roofs; traditional window trim surrounds; porches and patios with railings; and stone accents, the style of which was in large part driven by community input. Each building provides a mix of one-, two- and three-bedroom units roughly 25% larger than state minimum for affordable housing. Each unit is provided with a private ground level entry, and a porch or patio. Units are open concept living with generous kitchen / dining areas open to the living room with upgraded interior finishes that include solid surface countertops and vinyl wood plank floors.  Cape Cod includes 12 units for the developmentally disabled and Clark Road includes 18 units for households at risk of homelessness.
